Terms & Conditions – Real Estate Appraisal Services
1. Scope of Services
Our appraisal services provide an independent, professional opinion of market value for the subject property, based on industry standards and applicable regulations. The appraisal is not a guarantee of sale price, loan approval, or investment performance.
2. Use of Report
The appraisal report is prepared exclusively for the client named in the engagement letter or order confirmation. It may not be shared, relied upon, or distributed to third parties without prior written consent, except as required by law or lending institutions.
3. Fees & Payment
Payment is due at the time of order, unless otherwise agreed in writing.
Appraisal fees are based on the scope and complexity of the assignment.
Reports will not be released until payment is received in full.
4. Cancellations & Refunds
Cancellations made before the inspection is scheduled will receive a full refund.
Cancellations made after scheduling but before inspection are subject to a cancellation fee of $75.00.
If inspection has taken place, only a partial refund (minus inspection costs) may apply.
Once the report is completed and delivered, all fees are non-refundable.
5. Client Responsibilities
The client must provide accurate information about the property (including access, legal documents, and disclosures).
The appraiser is not responsible for delays caused by incomplete or inaccurate information.
6. Limitation of Liability
The appraisal reflects conditions as of the date of inspection and is based on available data.
The appraiser is not responsible for hidden defects, environmental hazards, or issues not visible during a standard inspection.
Liability is limited to the fee paid for the appraisal service.
7. Compliance
All appraisal services are conducted in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP), The Bahamas Real Estate Association (BREA) and any applicable local regulations.
8. Governing Law
These Terms & Conditions are governed by the laws of The Commonwealth of The Bahamas.
